Construction Document Review Review of plans, specifications, survey, title report regarding easements, access to site, soils investigation report; utilities in service; testing laboratory reports, work-in-progress and final inspection reports by the design professionals; jurisdictional authorities reviews and approvals.
As-built Condition Assessment Review of compliance of as-built construction with documentation provided by Client, with comment on omitted, incomplete, or unsatisfactorily completed items; review of physical condition of improvements with comment on items to be considered for repair/replacement action and cost estimates for each class of item.
Remedial Investigation Review of symptoms and reports from operating personnel respecting unsatisfactory performance of materials or systems; review of suspected causes of the problems in an effort to detect root causes; consideration of alternative repair concepts and budgets in the light of occupant needs and public safety.
Project Management Coordination of development of project program and budget; assembling team of design professionals; coordination of development of construction documents; selection of contractor or contractors; coordination of preparation of agreements with contractors; reviewing and editing contractor schedules, payment schedules of values; administration of the program and the work of design professionals and contractors; coordination with owner, property manager, regulatory authorities; observation of work-in-progress and critique of progress, sequence and workmanship; coordination of project completion and close-out.
Disputes Resolution Assistance to Client in review and discovery, determination of industry customs and practices; evaluation of relative severity of points at issue to identify those to abandon or compromise, preparation for deposition of witnesses, research on issues raised. |
